Featured: 12k and 18k

The two sizes most rooms call for, in stock now. A 12,000 BTU mini split covers about 450–750 sq ft: a large bedroom, living room, or studio. An 18,000 BTU mini split covers about 750–1,100 sq ft: an open living area or a two-car garage. The quantity on each product page is the supplier's live count.

Voltage decides between the two. 12k units come in 115V or 208-230V; 18k units are 208-230V only, with a dedicated two-pole breaker and a disconnect. If the room falls between the ranges, count the loads: high ceilings, a west-facing window wall, a kitchen, or Florida humidity each push you toward the 18k.
