12,000 BTU Mini Splits

The 12,000 BTU mini split is the most common single-zone size. Rated 11,500 to 12,000 BTU, it fits a large bedroom, living room, studio apartment, or converted garage of about 450–750 sq ft. Most units are heat pumps; a cooling-only listing says so in its title. SEER2 ratings run from 17 to 24, with Energy Star and WiFi models.

This is the crossover size for voltage. 12k units come in 115V and 208-230V, and the two are not interchangeable: a 208-230V unit needs a dedicated two-pole breaker and a disconnect, and no adapter runs it from a 115V outlet.
